7th Flats

The only reason I didnt give this place 5 stars is because I dont live here yet. Ive heard great things about this place from friends but I wanted to see for myself. We are downsizing from a townhouse to an apartment in order to live in dc closer to work, so we scheduled a building tour, which was extremely easy, it took 2 clicks from their website. Once we got there, we check in and gave them our IDs and sat while we waiting for our leasing agent to meet us.

While we were waiting we saw several dogs (which made me extremely happy because we are pet owners with a dog and a cat). Each dog owner said the place was pet friendly, huge plus. Our leasing agent  Victor, came out to meet us. He immediately made us feel comfortable and at ease. He answered every question we had plus some. Usually leasing agents give robotic answers and feel like car salesmen, but he was amazing, we never felt pressured, just excited to hopefully live there.

Now to the units, all I can say is WOW! Even the 1 bedroom was spacious, the kitchens are granite and stainless steel and the views are awesome, the master bath also has the option for double sinks!! The rooftop terrace and meeting room were also A+, and it is right above the shaw-howard metro. I hadn't been to that area in a while, and was surprised to see how much development has gone on. Hopefully residents post some more reviews for this place, because I don't live here (yet). But from my first visit, I am sold! Thanks again Victor and 7th flats!

Not sure if it's a lack of competence or compassion but I was absolutely blown away by the COMPLETE ABSENCE of professionalism within the leasing office.

Truly never experienced anything like it.

If you are a light sleeper I suggest living elsewhere. The walls are PAPER THIN. Even if you are lucky enough to not have noisy neighbors, you will hear their conversations through the wall even if they are talking at a normal volume level.

I also experienced difficulty getting rid of roaches (I lived on the 6th floor and kept my apartment spotless). I had to submit 3 service requests over the course of several weeks before the issue was finally resolved. Maintenance did not seem eager to resolve the issue in a timely manner.

the staff here does not respond to requests about safety and security whatsoever. I have called 911 multiple times because of break in's, I've been robbed in my own home in my sleep which was done when the doors were all locked, and I do nothing but request my locks be changed and doors rekeyed. Staff is aware that the style of door locks they use can be tampered with by the use of a magnet, and the "deadbolt" locks on the doors are held on by screws which do not go through the door., but sideways parallel to the door (which if you unscrew the lock on the door will come apart). They do not care about their tenants safety, their tenants fears, and they do not care whether or not you are in danger. Staff will let anyone into the building and up the elevator, they do not call the resident to confirm they have a guest, they refuse to change their practices after complaints, and and they don't care who comes in or out. They are Simply negligent abs careless. It's dangerous and they need to be publicly addressed on this.

I lived here for several years and the placeslowly but steadily declined. When Greystar took over for Bozzuto as the building management, things deteriorated quickly. Greystar nickels and dimes you and doesn't care about residents. They must pay the front desk people very little because there's constant turnover and it's poorly staffed. The trash isn't picked up often enough and they don't equip the cleaning staff with what they need to kept things orderly and sanitary. Not to mention they let crazy people move in next door to me who partied and fought with each other all night nearly every night and did nothing when I complained about the noise and issues (the renters were finally evicted, presumably for nonpayment of rent- I saw the eviction notice posted to the door). My bikes were stolen from the bike cage downstairs. I couldn't wait for my lease to run out so I could move.

If you're looking for 1 step up from a dorm, this is perfect for you. If you're an adult who wants to live in a building that's properly managed, look elsewhere.

I was mistreated and threatened. Management did nothing to help me out. I called many times to express my frustration and was continued to be hung up on and never called back. The staff is extremely unprofessional. I would strongly tell anyone looking to live here is to NOT LIVE HERE.

My friend lives here and it's literally right near everything you could need. Nothing is more than 5-10 minutes away. Her building is right over &pizza which is a plus because I love their pizza and I'm always over here place. Very clean location. The building is mostly quiet but they are always giving back tot heir tenants with different events that they host. Cool place.

Wish I could give this building a 0 star review. The ignorance of the staff, including management, is horrendous.

Please only move into this building if you enjoy: not sleeping due to noise until 5am, .25 inch thick walls, altercations with neighbors who seem like they should not have been let in, being ignored by the management who is supposed to be looking after you and your experience, bugs, the smell of trash, and many other unpleasant experiences.

I come here often to visit my friend. She is the one who lives here. Very nice apartment complex. Clean. Has a front door concierge and you need a fob to enter the building. Dogs are allowed. Very close to everything downtown. Minutes from U st.

Couldn't get through to their leasing office and decided to swing by. Front desk was awful, basically just said if you can't get through, then you can't get through. This is after calling several days. Too many other places in the city available to have subpar impression.
